Ged was able to clearly advise me what mortgages were available In respect of buy-to-let properties. He clearly explained the %'s I was able to borrow on a 'pre-owned' Contract for an off plan purchase. Ged saved me thousands of pounds as, without his advice particularly in relation to only being able to borrow 60% of the original off plan purchase price, and not the resale of the contract price, I would have had a huge shortfall between exchange and completion. I was not aware of this 'pitfall'. Buyers beware.Both Ged and Francesca were patient with me as I am not an expert in this field, and explained the process step by step ensuring the right purchase was made with the right mortgage in place. I ended up purchasing a flat in an established part of London (Highgate Village), as opposed to a new off plan property in East London. I felt this was a much safer investment.
