The New Year remains a great time to list your property for a speedy sale, with homes listed in January selling faster than average.

On average since 2015, properties in the UK have stayed on the market in January for between 51 to 75 days, compared to 65 days for May and July. 

Data from estate agent comparison website estateagent4me offers insight into the time it takes to sell a residential property, with those on the market in January easier to shift.  

Of course, 2021 was an extraordinary year.

Prompted by the stamp duty holiday deadline, property professionals and sellers managed to shave off two weeks from the average time it takes to sell a house - that’s 15% faster than the average over the last seven years. 

 Commenting on the data, Paula Higgins, Chief Executive of HomeOwners Alliance, which runs the estateagent4me website, said:  

“We regularly get asked the best time of the year to move and our data shows that January remains a great time. While 2021 was the year to sell fast whatever the month, history tells us January is still a great time to get moving.”

The HomeOwners Alliance, a property advice website, has 5 tips for achieving a speedy sale of your home in January: 

1. Appoint a great estate agent

If there are any issues that might come up in a survey and delay the move, consider fixing them now.

Energy efficiency improvements are going to be more of a selling point this year.  

4. Let your estate agent take the lead

Let them advise on negotiations, going to sealed bids to secure the best price is a popular option in today’s sellers’ market. 

5. Choose the right buyer
